Welcome to ("Website"). These are the Terms and Conditions governing your access to and use of the Website owned and operated by AE Drafting LLC. By accessing, browsing, purchasing products, or using this Website, you acknowledge that you have read, understood, and agree to be bound by these terms. If you do not agree to these terms, please do not use this Website or purchase any products.

1. Acceptance of Terms

  • By engaging with AE Drafting LLC's website ("Website"), you consent to adhere to the Terms and Conditions ("Terms") herein. Should you disagree with any part of these terms, please refrain from using the Website. Additionally, if the terms associated with purchasing plans or services are not acceptable to you, please do not proceed with any purchases.

2. Intellectual Property Rights

  • All content on this Website, including text, graphics, logos, and downloadable material, is the property of AE Drafting LLC or its content suppliers and protected by international copyright laws. The compilation of all content on this site is the exclusive property of AE Drafting LLC.

3. Restrictions on Use

  • No Unauthorized Downloading or Use: No materials from this Website, including but not limited to, floor plans, exterior elevations, 3d models, marketing 3d views, logos, or any other content, may be downloaded, copied, printed, saved, or otherwise used without explicit, prior written authorization from AE Drafting LLC. This includes all digital and physical reproductions.

  • Prohibition on Distribution: You may not distribute, publish, send, or facilitate the sending of any designs, images, or other materials found on this Website to other companies or individuals. This includes, but is not limited to, "screen-shotting", photographing, or otherwise capturing and sending the designs.

  • The materials on this Website, including designs, text, graphics, logos, and images, as well as their selection and arrangement, are protected by copyright, and other intellectual property rights and are the sole property of AE Drafting LLC or its licensors. Unauthorized use of any materials on this Website may violate copyright and other laws.

  • Respect for Intellectual Property: Stealing designs or any content from this Website undermines the hard work of our designers and the integrity of our services. We ask you to respect our intellectual property rights and those of others. Doing the right thing not only respects the creators but fosters a fair and creative environment for all.

  • Legal Action: Unauthorized use of materials from this Website may result in legal action including but not limited to copyright infringement lawsuits. AE Drafting LLC reserves the right to enforce its rights through legal means to the fullest extent of the law.

4. Single Lot Use of Plans 

  • Upon purchasing a plan set from AE Drafting LLC, you are granted a license for the accompanying PDF and CAD files for single-lot use only. The customer is obligated not to replicate, distribute, or utilize these plans for more than one lot or project. Any unauthorized application of the plans for multiple lots is expressly forbidden and may lead to legal repercussions. Alterations to the CAD file or PDF by other designers or the homeowner for their individual build are permitted but must be undertaken solely at their own risk.

5. Non-Transferable Agreement 

  • This agreement and the license and rights granted herein are personal to you and shall not be transferred or assigned by you. Any attempt to transfer or assign this agreement without the express written consent of AE Drafting LLC will be null and void and may result in the immediate termination of your services.

6. Plan Corrections and Purchaser Responsibilities

  • Purchasers acknowledge that adjustments to plans following building department review are standard in the approval process. All associated fees for plan checks and printing are solely the Purchaser's responsibility. Furthermore, the Purchaser recognizes that AE Drafting does not include building comments in their standard plan offerings. To incorporate necessary edits or modifications to the CAD files, Purchasers must either engage an external service provider or opt for a Building Comments package offered by AE Drafting, subject to availability. While AE Drafting strives for the highest standards (IRC and CRC), we do not assure plan approval due to the intricate and varying nature of building departments. In cases where a Building Comments package is purchased, AE Drafting reserves the right to issue a refund and decline the project at its discretion.

  • Purchasers are responsible for verifying all dimensions prior to construction and ordering materials or prefabricated items based on the field conditions.

  • While we endeavor to ensure the highest accuracy in our plans, there may be occasional errors. It is the responsibility of the contractor and homeowner to thoroughly review and verify all aspects of the plans before construction. By proceeding with construction, the contractor and homeowner assume full liability for the implementation of the plans. Contact AE Drafting if you find a discrepancy and we will work with you on providing a solution.

  • After six months of no response or contact. AE Drafting LLC will consider the project deserted.

7. Schedule Delays and Past Due Accounts

  • AE Drafting LLC does not assume responsibility for cost impacts of schedule delays and is not required to work overtime should a projected schedule be delayed.

  • All overdue accounts are subject to a service charge of 10% per month.


8. Delivery Method and Physical Copies

  • AE Drafting LLC does not provide physical copies of plans; the owner is responsible for printing the plans from the provided PDF. Delivery of plans will be via email. For guidance on printing, refer to the "10 Step Guide to Permits" available on our website.

9. Exclusions from Agreement 

  • This Agreement does not include any items not specifically stated in the scope of work, including but not limited to fees associated with Planning or Building Department, surveying, soils testing, landscape design, fire sprinkler design, truss calcs, grading plans, energy consulting, and engineering. It also does not cover drafting related to special design reviews, HOA reviews, public hearings, or any forms such as applications, green building checklist, appeal forms, and project statements.

10. Remodels, Additions, and Deposit

  • Remodels and additions require an initial deposit. Owners are responsible for scanning their home with an iPhone using the Canvas app and providing the 3D model to AE Drafting LLC to commence work. If your area is covered and a field rep package is purchased, our field rep will scan your home.

11. Pay As You Go and Watermarking

  • AE Drafting LLC operates on a pay-as-you-go basis, ensuring that owners are not fronting large sums of money and limiting their risk. Some plans may be watermarked until full payment is received.

12. Included in Most Packages

  • The majority of our packages provide a comprehensive set of documents, including a Cover Sheet, Proposed Floor Plans, Roof Plan, Elevations, Electrical and Plumbing Location Plans, Building Sections, and Site Plans. For areas where it's available, you have the option to add structural framing packages adhering to either CRC (California Residential Code) or IRC (International Residential Code) standards to your purchase. Please be aware that our framing packages do not come with an engineer's stamp; the plans will conform to CRC or IRC code requirements. If your project necessitates engineering for any structural or other specialized needs, it will be your responsibility to engage a local engineer. In certain states like California, Missouri, and Illinois, AE Drafting may be able to recommend engineers, though any engineering services will incur additional costs. For detailed information or inquiries about specific requirements, please contact us directly.

13. Site Plan and Address Addition

  • To have an address added to any plan, purchasers must buy a site plan package. AE Drafting LLC does not include building comments on the standard plans. Building comments packages are available for certain areas only. A PDF and a CAD file are provided for every purchase. The CAD file may be used by Architects, Designers, Draftsmen, or Engineers for local jurisdictions on a one-time use basis.

15. Foundation Plans and Liability

  • Foundation plans provided are for universal situations and do not address specific site conditions. Soil samples should be taken by a competent soils testing company, and the foundation should be modified by a local structural engineer based on the soil report findings. AE Drafting LLC does not take liability for soil conditions even with the purchase of a structural standard CRC / IRC package. All liability concerning foundation suitability and soil conditions rests with the owner, who must obtain a soils report and hire an engineer.

16. Site Plan Packages

  • AE Drafting LLC will not perform on-site utility detection. The owner is responsible for providing utility locations and coordinating with AE Drafting LLC online. Site plan packages include one online 30-minute meeting, with additional meetings available for purchase. These packages are limited to 5 hours total; exceeding this will incur additional charges. AE Drafting LLC does not provide septic design and only offers general location plans, which are not surveys and may vary in accuracy. We do not provide grading plans or any services related to civil engineering. Delivery is typically within 5 days from the order date.

17. Licensing and Jurisdiction Compliance

  • Plans do not include stamps from a licensed architect or engineer; they are intended as stock plans. Additional stamps may be required by local jurisdictions, especially in California. AE Drafting LLC provides plans mostly compliant with IRC (International Residential Code) or CRC (California Residential Code) standards and can accommodate some specific jurisdictional requirements through the purchase of a Building Comments package.

  • AE Drafting LLC will never provide premade plans for projects that are considered multi-family. Multi-family projects require the expertise of a skilled Architect, Engineer and many other trades. 

  • AE Drafting LLC may undertake multi-family projects, provided there is a written agreement to do so. Any projects displayed on this website will not be utilized for multi-family purposes unless there is prior written consent.

  • AE Drafting LLC prefers to work on residential CRC and IRC projects only.

  • AE Drafting LLC does not provide ADA plans or ADA details.

  • AE Drafting LLC does not claim to be a licensed Architect or Engineer.

19. Energy Packages

  • Energy packages are separate purchases. AE Drafting LLC provides Title 24 packages for California homes, subject to the complexity of the project. AE Drafting LLC reserves the right to refund and withdraw from providing energy analysis for projects deemed too complex or for homes outside California.

20. Meeting Arrangements 

  • Meetings can be purchased by the hour in our services area with a one-hour minimum. 15-minute meetings are intended for new clients with questions about our services.

21. Severability 

  • If any provision of this agreement is found to be invalid, illegal, or unenforceable, the remaining portions of this Agreement shall continue in full force and effect, and the invalid provision shall be modified or partially enforced to the maximum extent permitted to effectuate the purpose of the agreement.

22. Limit of Liability 

  • In no event shall AE Drafting LLC or its designers be liable for any claim, damages, or other liabilities, whether in an action of contract, tort, or otherwise, arising from, out of, or in connection with the services or the use or other dealings in the services provided by the Website. Notwithstanding any damages that the user might incur, the entire liability of AE Drafting LLC under any provision of these Terms and your exclusive remedy for all of the foregoing shall be limited to the amount actually paid by you for the services or $10,000, whichever is greater.

23. Hold Harmless Agreement

  • The user agrees to hold AE Drafting LLC harmless from any and all liabilities, losses, damages, and expenses (including attorneys' fees) resulting from any use or misuse of any service or product provided by AE Drafting LLC. This includes any claims or demands made by any third party due to or arising out of your breach of these Terms, your violation of any law or the rights of a third-party, or any dispute or issue between you and any third party.

24. Governing Law and Dispute Resolution

  • Any claim relating to the Website shall be governed by the laws of the State of Illinois without regard to its conflict of law provisions. Exclusive venue for any dispute arising out of or relating to this agreement shall be in Madison County, Illinois.

25. Amendments to Terms 

  • AE Drafting LLC may revise these terms of service for its Website at any time without notice. By using this Website, you are agreeing to be bound by the then-current version of these Terms and Conditions.

26. Agreement

  • By Purchasing the plans you are agreeing to follow these terms and conditions.
